Jefferson Bank Mortgage is a preferred lender for the Texas State Affordable Housing Corporation (TSAHC), a nonprofit organization created by the Texas Legislature to help Texans achieve their dream of homeownership. Home Sweet Texas*, a program of the TSAHC, offers down payment assistance to help you purchase a home.

Fixed Rate Loans with Down Payment Assistance (DPA):

  • Several rate, loan and DPA options available
  • Can be used in conjunction with other homebuyer programs: FHA, VA, USDA, Conventional: HFA Advantage and HFA Preferred
  • DPA can be up to 5% of the total loan amount
  • Can be used for home purchase anywhere in the state of Texas
  • Can be used by both first-time buyers and repeat buyers
  • Buyers are required to complete an approved homebuyer education course prior to closing

Current maximum income limit allowed by TSAHC**

$119,960 for any family size for Bandera, Bexar, Comal, Guadalupe and Wilson counties

$149,875 for any family size for Kendall County

$146,000 for any family size for Travis County
