Guidelines for Closing Costs Advantage Program*

Borrower Eligibility

  • To qualify, the property must be located in Bexar County, and the borrower’s income must be below 120% of the median family income for the county, as defined by HUD each year. If the home is in a Low-to-Moderate Income (LMI) area within Bexar County, there is no income limit for eligibility.
  • Borrowers must be U.S. citizens or have a valid Social Security Number (SSN) or Individual Tax Identification Number (ITIN) with work authorization.
  • At the time of loan funding, borrowers cannot own another home.

Property Eligibility

  • Must be a single-family residence.
  • Must be a primary residence purchase.

Program Details

  • Qualified borrowers will receive a $1,500 credit at closing.
  • The credit may be applied toward closing costs.
  • No repayment is required—this credit is a true financial benefit to eligible borrowers.
